Resort Fee
Beginning with all new 2027 reservations made after May 1, 2026, a $40 per unit, per night resort fee will apply. This fee helps support and maintain many of the amenities, experiences, and property enhancements that contribute to the Basin Harbor experience both on and off the waterfront.

Meal Packages and Gratuities
Why is gratuity included in my total cost?
Gratuity is included to provide a seamless, all-inclusive dining experience and clear upfront pricing throughout your stay.
If I book a meal package, do I still need to tip my server?
No additional tipping is required for meals included in your package, as gratuity is already covered, excluding alcohol. Additional tips for exceptional service are always optional.
Is alcohol included in my meal package?
Alcohol is not included in meal packages and may be charged to your room or paid for separately. Gratuity is not included for alcohol purchases.
What are the age categories for meal packages?
Child meal packages apply to ages 6–11, and adult meal packages apply to ages 12 and older. Children ages 5 and under dine complimentary when included in a family meal package.

Planning Ahead for Your 2027 Stay at Basin Harbor
There’s something special about returning to Basin Harbor year after year — whether it’s mornings on the lake, family dinners on the lawn, or simply continuing traditions that have become part of your story. As we look ahead to our 2027 season, we wanted to share a few updates to our reservation policies to help make planning your stay as easy and seamless as possible.
Reservations are now available up to 365 days in advance, allowing guests the opportunity to secure their favorite cottages, guest rooms, and summer weeks early. Please note that reservations are considered confirmed once the initial deposit has been received.
For all new reservations, a two-night deposit (inclusive of tax and applicable resort fee) is due at the time of booking, with the remaining balance due upon checkout. All accommodations will now have a 60-day cancellation/change policy. As always, any existing reservations or signed contracts will continue to be honored under their original terms and conditions.

How do I rebook during my stay?
- Fill out a reservation request form at the Front Desk, during or within 30 days of departure.

- Meet with a Reservation Agent to complete the rebooking process. Our team will follow up with rates and deposit information within 30 days of receiving your form.

Do you hold accommodations without a deposit?
No. A deposit is required at the time of booking to hold your accommodation.
Do rates stay the same each year?
Rates change annually. Contact our Reservations Team for current rates and package information.
Will holiday dates or stays change each year?
We review holiday dates year-to-year. Please check with our Reservations Team each season.
We use the first Saturday in January as Week 1, and each week is numbered sequentially. We typically open around Week 21 and close Week 42. While the dates change each year, your stay will always fall on the same week. For example, if you stay from June 28th to July 5th in 2025 (Week 26), the following year your dates will be June 27th to July 4th, but still in Week 26.
For holidays like July 4th, we’ll do our best to accommodate any requests to shift your stay, but these adjustments are made on a case-by-case basis and we cannot guarantee this in advance.
Peak Summer Cottage Stay Policy
During our peak summer, July 25 – August 15, 2026, all 1-, 2-, and 3-bedroom cottages are subject to a 7-night minimum stay, Saturday–Saturday. Reservations during this period must align with this weekly schedule.
